Yes chaotic…..do you know that particular feeling when you get completely into a project and you start believing in it so much. I got such a project and have been working on it for more than 4 years. Finally all the little pieces of the big puzzle of development fit. Good feeling you would say? Yes but it always comes down to funding.
Funding and I am really the first person to say it is always difficult for our projects. The buildings are odd for investors, the plans sometimes too and yes we are working in several countries so how do you show a track record of what you have done….”no sir the chateau you worked on in France is not something we can take into your track records in the UK for this barn conversion”.
Over the years we have built up a group of people around us. And surprisingly enough this group stays around you. People who are genuinely interested and are prepared to fund if they can as they have limits too.
And that is exactly the point I am stuck with my passionate project. My group of trusted people have committed themselves already to some other projects and I was looking around to see what other possibilities I have……and that was a very disappointing journey.
As of the particulars of this project we have to work with either specialised lenders or private investors. We have been so happy, we found one, perfectly fitting our project. No it was not too good to be true and we had all the right evidence. But too our big surprise and getting solicitors ready the investor did not have the money. Now I have seen a few deals over the past 25 years but getting this far into the process and to find out there is no money despite all the right evidence, arrangements. It makes you wonder who you can trust.
The question “and now” has come up several times in our office the past days. I think we need to drink something, have a think and start again as I am not giving up…..
Anyone interested in a return of 10% per year, first charge etc….let me know, I know a great project!
